Why do we do what we do?
As real estate investors, we have a lot of responsibility. Usually, as flippers, we want to improve neighborhoods, and as buy and hold investors, we want to offer attractive, affordable housing. While doing either of those things, we need to make profits so we can continue doing what we love and helping people. If you aren’t making money, you will be forced to defer maintenance, cut corners, and your tenants or end buyers are the ones who will pay for it. That is nobody’s objective, and my goal is to make sure that doesn’t happen to any of you when you work with us.
You may be wondering, “If the deals are so good, why don’t you just buy them yourself?” That is a valid question and we do buy some, but we have a small team so we cannot flip all of them, and we don’t want to get over levered in our rental portfolio. That being said, we are happy to partner with investors on deals if it makes sense. For us, often it makes sense to make less money and spread the deals around, so other investors can make money too.
How do we do what we do?
We get off market deals at massive discounts through several channels. We have a website geared towards sellers, buyhousesbr.com and we market heavily through our blog, Youtube videos, Search Engine Optimization (which is a 6 month process), Google Ads, Facebook Ads, as well as direct mail marketing and good old fashioned networking. Why can’t you just do this and skip me, the middle man? Well, it is a lot of work, and requires a lot of time and energy to do it well. Then, you have to sift through all the leads, uncover motivation, and negotiate win win deals with the sellers.
Can you do this too? Of course, but if you have a job, manage a few flips at a time, or don’t like technology, you will be pulling your hair out.
What Do We Do?
This is the best part. If you are looking for investment properties in Baton Rouge, you just need to fill out our form or call me. Either way, I’m going to want to speak with you on the phone to understand your buying criteria, how quickly you can close, get a feel for you as a person, and maybe even get some contractor recommendations ;).
Our process is simple. We get a property under contract. If the criteria you gave me matches the deal, I will email you a proposal with pictures, financial ratios, estimated rehab breakdown, a few ideas to unlock more value, and sometimes, but not always, an asking price. I do this because I want to create win-win-win situations. If your numbers work at a certain price, and my numbers work, and the seller gets what they want, we all walk away happy, and those are the kinds of relationships I want. There also could be competition, but like a seller, I won’t always go with the highest offer, since I value long term relationships more than an extra buck. If it looks interesting to you, we then schedule a time for you to walk through the property. If you like it and the numbers work, we will schedule a closing with the buyer and either do a double close, or I will assign the contract to you. The seller gets cash, I get a small fee, and you get the title.
