This is an amazing opportunity in Southdowns. The previous owner paid $305,000 in 2015. The home spent the last few years as a rental, and just needs a little bit of work to get back to tip top shape. It has a beautiful fenced in yard, granite counters, tile bathrooms, a jacuzzi tub, tile shower in both the master and other bath, and hardwood floors in most of the house. All of the plumbing was replaced in 2015, as well as one AC unit. There is a small mold issue because the initial rehabber put spray foam insulation in half of the attic which caused a temperature differential between the old side and the new side, causing condensation which then caused some mold. Her plan was to replace the new half of the roof, which would get rid of the spray foam and keep the issue from coming back. If you know of another cheaper way to remove spray foam insulation, you can probably save a few bucks from my repair estimate, I think Sunlight Contractors has experience doing this.
It needs:
Pressure wash
Repair Porch
Paint exterior trim (although not in terrible condition)
Rewire a few outlets
Laminate replaced by hardwood in the master and back entry room
Refinished floors
13 or so tiles replaced
Two new exterior doors
Replace six interior doors (optional)
Replace 14 windows (optional)
Add crown molding in 2nd and 3rd bedrooms (optional)
Spray foam insulation in attic removed from roof (Quoted at $4,300)
Mold remediation due to the spray foam in the attic (quoted at $4,000)
Paint Interior
Improved cabinets for kitchen island
Track light in kitchen
Appliances are in very good shape, but you may want to consider stainless
Total Renovations: $30-40k
ARV: ~ $360,000 at $185/SF.
